The regulator for supplying fresh water to the boiler has failed again. We replaced it back in 2016 and it's stuck open. The system is hanging around 30PSI which puts all the gauges on the DANGER zone and makes the pressure relief open and flood the boiler room whenever the boiler starts (because the expansion tank is over-pressurized).
I've turned off the boiler for the season and closed the feed valve but this gives you six months to repair it.
